Job Description

The Project Manager is responsible for the strategy planning scheduling, budgeting, oversight and documentation for all aspects of the execution of subcontracted custom architectural scopes of work on construction projects. The primary role of the Project Manager is the oversight of the project process lifecycle, including schedule and budget. The Project Manager must be intimately familiar with the specific details of the projects for which they are responsible in order to facilitate client relations and coordinate the design, engineering, manufacturing, fabrication, and installation of the project components internally and externally as needed from bid approval through completion. The Project Manager will be responsible for the administration of the project process, serving as the primary conduit for information and activity on the job.

Duties and responsibilities

  • Coordinate and oversee assigned projects through each project phase including design, fabrication and installation, ensuring the completion of each project function on time and within budget.
  • Ensure coordination of project components with in-house project team (designers, engineers, production, assembly, site personnel) for the assigned contract and project.
  • Serve as the primary client contact and coordinate with the external project team including Owner’s representatives, Construction Managers, Architects, Engineers and other Sub-Contractors. 
  • Collaborate with engineering, design, manufacturing operations, and senior leaders to determine the specifications of the project during the kick-off and hand-off phases of the project, as well as during execution.
  • Develop the project budgets referencing bid/estimates.
  • Monitor project financial metrics including cost to date, % complete, cost to complete and projected margin.
  • Communicate to financial management team all potential budget related issues and develop/implement recovery plans.
  • Develop detailed work breakdown structure and overall project execution priority with collaboration from department managers and general contractor requirements.
  • Manage and lead the development of recovery plans for impacts and other issues that jeopardize project execution efficiency, success and/or the ability to complete scopes of work.
  • Develop project risk assessments and plans to minimize impacts.
  • Manage assistant project manager(s) and field project managers on day to day work load and ensure their work product meets the company standard and conforms to SOPs.
  • Negotiate contracts with external vendors as required to reach profitable agreements for outsourced work.
  • Coordinate with internal manufacturing, engineering, design, fabrication and installation department managers on project deliverables and requirements to ensure they have sufficient resources to accommodate the project needs.
  • Oversee construction operations and schedule intermediate phases to ensure deadlines will be met.
  • Develop Site Means and Methods plans as it relates to logistics, installation, required equipment, working hours, access and labor plans.
  • Monitor field labor cost to date and compare to budgeted labor plan.
  • Coordinate field fixes between field and in-house teams.  Create COs as required to avoid scope creep or unpaid impact.
  • Understand all construction documentation, including bid and contract documents (trade contract, scope drawings, specification, exhibits, bid pricing and clarifications).
  • Track, update and report on the detailed project schedule for design, engineering, mockups, production, and installation activities.
  • Spot check in-progress work, as-built drawings, discuss project objectives, and ensure all work meets company performance standards
  • Develop, track, update and report on the contract schedule of values and payment requisitions, ensuring the project cash flow is met and payments received in a timely manner.
  • Obtain pricing and execute purchasing of materials, equipment and sub-contracts, ensuring that both budgetary and specified contractual cost, time and quality requirements are met.
  • Research, qualify, present and report on changes to the contract scope. Process and track change orders.
  • Other tasks as required by management.

Qualifications

The minimum qualifications required to successfully perform this job are as follows:

  • Bachelor’s degree in Construction Management, Architecture, Engineering, Supply Chain, Project Management or other construction or production related subject or field of study, Associate’s degree and relevant experience may be accepted in lieu of a Bachelor’s degree.
  • Strong knowledge of construction materials, processes, and equipment.
  • Strong ability to think critically and solve problems creatively; ability to investigate damage, accidents, or delays at construction sites.
  • Must be familiar with the construction contract change order procedure and maintain, monitor all change orders for the project
  • Extensive experience managing budgets for architectural scopes of work within construction projects.
  • Able to read Architectural drawings, structural drawings, and Specifications
  • Advanced understanding of risk management policies and procedures.
  • 2 - 5 years construction and/or sub-contractor experience required, experience with decorative / ornamental metal and glass systems preferred. 
  • 7-10 years of experience in a related field such as Architecture or Structural Engineering will also be considered.
  • Advanced computer program skills including proficiency in the Microsoft Program Suite, specifically Word, MS Project and Excel.  AutoCAD, AutoDesk Inventor and other 3D modeling software proficiency is a plus.
  • Ability to work in a fast-paced environment balancing many responsibilities and prioritized workload.

Position type/ expected hours of work

This is a full-time position. Work schedule is Monday through Friday, 8:00 AM to 5:00 PM. Some overtime may be required per business demands.

Travel
Occasional travel for project site visits may be required.
